From Contract to Close

Here's exactly what happens once you submit a deal — and what we need from you at each step.

The Process

Five Steps, In Detail

01

You lock up the deal

You negotiate directly with the seller and get a signed contract. This part is entirely yours — we're not involved in sourcing the deal or setting the price with the seller.

You submit it to us

Property address, purchase price, your estimate of value, and how much time is left on your contract or option period. The more complete the submission, the faster we can review it.

We review it

Every submission gets checked against real valuation and comparable-sale data — not a guess. We also check our buyer network for how quickly a deal like yours would likely move. Usually within 1 business day.

We run disposition

Our team markets the deal to our buyer network, our transaction coordinator manages the paperwork, and our own disposition agreement goes out to the buyer we bring — not yours.

We close and split

Once the deal closes, the assignment fee gets divided per the terms we agreed to before you signed anything with us.

What We Look For

We'll take it if...

You hold the contract directly with the seller of record

The property isn't listed on the MLS

There's enough time left on the contract or option period to actually close

The numbers work once we run comps and repair costs

We can't take it if...

The property is currently listed on the MLS

The contract is assigned to you from another wholesaler (daisy-chained)

No minimum deal size and no experience requirement. We work with wholesalers on their first deal and wholesalers who've closed hundreds — tell us your track record if you have one, it's context for our review, not a requirement to submit.
